Intracorp Homes has filed a rezoning application with the City of Vancouver to build an additional 27 townhouses in Shaughnessy, along with the conversion of a heritage house on Douglas Crescent into a triplex.
The proposed project is on a 45,209-square-foot site in the “First Shaughnessy” section of the Shaughnessy district, made up of two adjacent lots fronting Douglas Crescent at 1053-1069.
The application says the neighbourhood is almost entirely made up of large single-family homes.
The Douglas Crescent proposal would convert the 1912-era McMillan Residence, a Foursquare dwelling near Oak Street, into a triplex.
Intracorp previously filed a rezoning application for another Shaughnessy project in the 3700-block of Granville Street, also seeking 27 townhouses and the conversion of a protected 1911-era heritage house into a triplex.
Both rezoning applications have yet to secure public hearing dates, but the staff question-and-answer period through the “Shape Your City” website is scheduled to begin Nov. 25 for both proposals.
Intracorp says the two projects are centered on conserving the heritage houses on the properties, including the Capenhurst Residence on Granville and the McMillan Residence on Douglas Crescent.
The rezoning materials refer to the city’s optional zoning incentives introduced in 2016 for character-house retention projects that add strata units and floor area, and say an average of 30 such character-retention projects have been filed with the city since 2018, including 25 applications in 2024.
According to the application booklet, both projects will be decided by a new city council, with the civic election set for Oct. 17 and inauguration day in the first week of November.
