A rezoning application proposes redeveloping 8072 Granville St. in Marpole Village into an 11-storey mixed-use hotel and condo building.
The Story
A recently shuttered Petro-Canada gas station at 8072 Granville St. in Vancouver’s Marpole Village area is being considered for a new mixed-use project under a rezoning application.
The proposal would rebuild the site next to the intersection of West 65th Avenue and Granville Street into a 152-foot, 11-storey building.
If approved, the development would include residential units on the upper floors and hotel and office space on lower levels. The top four floors would contain 65 strata-owned condominium homes, along with a partial 12th level that would provide shared indoor and outdoor amenity space for residents.
The application describes a unit mix of five studios, 30 one-bedroom units, five two-bedroom units, five two-bedroom units with a den, and 20 three-bedroom units.
Hotel guest rooms would be located below the residential floors, between the fourth and sixth levels, with about 65 rooms identified in the application. Office space is also proposed within levels two and three, totalling about 35,000 square feet.
At ground level, the plan calls for nearly 9,000 square feet of commercial retail or restaurant space intended to support active street uses.
The rezoning materials, prepared by JTA Development Consultants with architectural firm Musson Cattell Mackey Partnership, describe the location as a strong fit for mixed-use development within the Marpole community, citing access to major destinations, public amenities, transit and cycling routes, as well as proximity to schools, parks and recreation facilities.
Parking and cycling provisions in the application include three underground levels with 126 vehicle stalls: 63 for residents, six for residential visitors, and 57 stalls for retail, office and hotel uses. The proposal also includes 155 secured bike parking spaces.
Overall, the development would reach an estimated 143,000 square feet of total building floor area, for a floor area ratio density of 6.1. The application frames this as a density more than six times larger than the 23,400 square foot size of the lot.
If realized, the project would be the largest development in the Marpole Village retail area since Westbank redeveloped the Safeway site in 2015 into a high-density, mixed-use redevelopment with a new grocery store.
